ENTRY PROCESSES
A / THE ENTRY PROCESS FOR FLATMATES WHO CAN VISIT THE APARTMENT BEFORE THEY ARRIVE :

  1. You visit the apartment, we meet, multilaterally (you, the flatmates, and we, the owners).
  2. We (you, the current flatmates, and we, the owners) decide to sign a rental contract for flatsharing.
  3. You send us your flatmate forms.
  4. Your place in the apartment is defintively booked when the guaranty deposit is received, at least 15-21 days before entering the apartment and the actual beginning of the contract.
  5. We make an inventory, we sign the lease and we give you the keys to the apartment.

B / THE ENTRY PROCESS FOR FLATMATES WHO CAN NOT VISIT THERE, AND WHO WISH TO RESERVE THEM FROM :

  1. We comunicate by phone, by email, with skype (you, the potential roommates, and we, the owners).
  2. We (you, the tenants in place, and we the owners) decide to sign a flatsharing rental contract.
  3. You send us your flatmate forms
  4. Your place in the apartment is defintively booked when the guaranty deposit is received, at least 15-21 days before entering the apartment and the actual beginning of the contract.
  5. We make an inventory, we sign the lease and we give you the keys to the apartment.

DEPOSIT GARANTY BANK TRANSFER
When you transfer the guaranty deposit, in advance, without having met before, do indicate the reason, for the transfer as follows « guaranty deposit for the flatsharing rental contract, for (you: name, surname) – (address of the apartment)-, from (date of entry) – (names of owners, ourselves). ». This ensures that the payment of your deposit can be proven for a specific purpose, the flatsharing rental of an apartment (our bank is a normal bank, settled in France, not in a fiscal paradize) : you pay a specific amount for something specific to a particular person.

THE ELEMENTS OF YOUR FLATMATE’S FORM

  1. For the flatmate: photocopies of / copies of
    – Identity card (identity card, front / back = recto / verso)
    – Student card (if you are a student)
    – Employer’s certificate if you work with the current date / month
    – Last 3 rent receipts
    – Last / latest Income Taxes notification
    – Last three monthly payslips / payrolls or monthly incomes notification
    – Last 3 electricity bills
    – Certificate of housing insurance as a tenant (to be provided when finalizing the contract).
    (« Home » insurance, with Multirisk guaranty, as a tenant / co-tenant / occupier / occupant / flatmate)
  2. For guarantors (or « caution ») of the flatmate : photocopies / copies of
    – Identity card (identity card, front / back = recto / verso);
    – 3 last rent certificates
    – Last yearly « property taxes » (in french : « taxes foncières »)
    – Last 3 payslips, or Incomes’ documents
    – Employer’s certificate, with the current date / month
    – Last / latest Income Taxes notification
    – Last electricity bills
    – Handwritten commitment of the guarantee / guarantor, in french according to the model that we send to you. It’s better if your guarantor si someone living in France. We ABSOLUTELY never had to use (or activate) the commitment of a guarantee / guarantor.

INFORMATIONS TO GIVE US IN ORDER TO ESTABLISH THE RENTAL CONTRACT
Your name, surname, date of birth, place of birth, usual address (often the address of your parents).
The name, surname, nationality/country citizenship, date of birth, place of birth, usual and complete address of your guarantor (warrantor).

FRENCH LOCAL TAX CALLED « TAXE D’HABITATION »
The french local taxe called in french « taxe d’habitation » has to be shared (and paid) by every flatmate, proportionaly to how long they stay in the flat (prorata temporis per capita). As the payment is a yearly payment to the french administration, every flatmate leaving the apartment before the tax notification arrives, has to pay in advance an estimated quote of this tax (proportionaly to the duration of his/her stay in the flat).

LEAVING THE APARTMENT AND CLEANING YOUR ROOM
Before leaving, you have to clean your room.

SOME WORDS We are ex-Erasmus, twice, and the groups of flatmates are often french and international, studious, nice, friendly, sports, non-smokers, with very strong relationships of trust. We understand the need for a lean rental process, but there is a rental process and a rental contract.
